The Core File: Required in Every Class
An ordinary application holds four groups. Group one is identity and authority: the application form, identity documents, and for companies a signature circular and authorisation.
Group two is tax status: the tax certificate, registry record and chamber membership. Group three is the space: a lease or title deed. Group four is the building’s own documents — and that group holds files up the longest.
Documents from the Building: the Critical Group
This group grades the property, not the tenant: the occupancy permit, a fire safety report where required, structural or building-inspection reports for public venues and some non-ordinary premises, and, depending on the activity, co-owner consent.
