How to sell a website comes down to 9 steps in 3 stages: first you calculate the value and prepare a proof file, then you find a buyer and agree on a contract with secure payment, and finally you hand over the domain, files and accounts. Preparation takes a few days; finding a buyer depends on the market.

Selling a site is like handing over a shop: sign, customers and keys go together. Here the key is a code, and if the order slips, both money and site end up in limbo.

WHICH

Which 3 stages does a sale go through, and how long does it take?

A sale has three stages of 3 steps each: preparation, agreement and handover. Preparation is in your hands, agreement depends on the buyer, and handover runs from a few days to a few weeks under domain rules. Skip the order and your hand weakens at the table.

Stage Steps In whose hands Output
Preparation 1 valuation, 2 proof file, 3 asset list Seller A file ready for sale
Agreement 4 finding a buyer, 5 confidential talks, 6 contract and payment Seller and buyer Signed contract, secured payment
Handover 7 domain, 8 files and server, 9 accounts Seller, buyer and registrar A site under the buyer’s control

HOW

How do you build the sale file during preparation?

BU BÖLÜMÜN ÖZETİ

  • 1. Calculate the value (time: half a day)
  • 2. Prepare the proof file (time: 1 day)
  • 3. List the assets (time: 2 hours)

Preparation means three jobs: calculating the value, proving the numbers and listing every part being sold. This file answers the buyer’s first question: what am I buying, for how much, on what proof? Without it, you accept the buyer’s maths.

1. Calculate the value (time: half a day)

Put the last 12 months’ average monthly net profit, traffic and risks into one table. You can find the step-by-step calculation in how to value a website.

Preparation means three jobs: calculating the value, proving the numbers and listing every part being sold.

2. Prepare the proof file (time: 1 day)

Twelve months of clicks from Search Console, sessions and source split from GA4, and invoices or payment records for revenue. An unproven figure is bargaining room.

3. List the assets (time: 2 hours)

Write down everything in the sale: domain, server, content and image rights, email addresses, social accounts, newsletter list. Ask your lawyer about the legal position before handing over any list containing personal data.

HOW

How do you find a buyer and secure payment during the agreement stage?

BU BÖLÜMÜN ÖZETİ

  • 4. Find the buyer (time: open-ended)
  • 5. Hold confidential talks (time: 1 week)
  • 6. Tie down the contract and payment (time: 2-3 days)

Buyers mostly come from three places: competitors and suppliers in your sector, website marketplaces and brokers. Payment is either held by an escrow service or split into stages. The rule is simple: no key changes hands before the money is secured.

4. Find the buyer (time: open-ended)

Write first to businesses closest to your topic. Then list on marketplaces or use a broker. Get fees in writing up front.

Buyers mostly come from three places: competitors and suppliers in your sector, website marketplaces and brokers.

5. Hold confidential talks (time: 1 week)

Sign a confidentiality agreement, then open the proof file. The buyer will run their own due diligence; take their questions in writing and answer in writing.

6. Tie down the contract and payment (time: 2-3 days)

The contract states the price, asset list, handover order and timing. Payment either waits in escrow or is split into stages such as “deposit now, balance at domain transfer”.

Common mistake: Sending the domain transfer code before payment is secured. Once the code is out, getting the domain back is a long fight.

HOW

How are the domain, files and accounts moved during handover?

BU BÖLÜMÜN ÖZETİ

  • 7. Hand over the domain (time: a few days)
  • 8. Move files and server (time: 1 day)
  • 9. Hand over the accounts (time: half a day)

In the handover, the domain moves first, then the files, and the accounts last. With generic extensions, a registrar must provide the transfer code within 5 calendar days of your request. According to ICANN’s page for registrants, a domain cannot move to another registrar within 60 days of a change to the registrant name, organisation or email. Some registrars offer an opt-out from this lock.

7. Hand over the domain (time: a few days)

There are two routes. If the buyer uses the same registrar, a change of registrant is made and a confirmation email arrives. If it moves to another registrar, the lock is removed and the transfer code goes to the buyer. For .tr extensions such as .com.tr, TRABİS rules apply; ask your registrar.

In the handover, the domain moves first, then the files, and the accounts last.

8. Move files and server (time: 1 day)

Back up, install on the buyer’s server and point DNS there. Keep the old server on until the buyer approves.

9. Hand over the accounts (time: half a day)

Add the buyer as a Search Console owner; remove yourself last. Give administrator rights in GA4 and hand over email and social account passwords.

SELL

Sell, rent out or keep?

Selling turns future earnings into cash today. Renting seeks regular income without giving up the asset. Keeping waits for the value to grow. Each has a different cost and return. This is not investment advice; decide according to your own situation.

Option What it gives you Best for
Sell Cash today in one go Someone who needs cash or is moving to other work
Rent out Ownership stays with you, regular rent Someone who wants to keep the asset but not run it
Keep Value growth and your own customers Someone using the site in their own business

Marketplace store versus your own site

Your own site’s domain, content and traffic are yours, which is why it can be sold. A marketplace store is governed by the platform’s rules. You can read the difference in why build my own store.

WHICH

Which list do you tick on handover day?

A hypothetical example: say you built a wedding planning site in Antalya and, because you are moving cities, you are selling it in 2026. The buyer is an events company. Tick the 6 items below in order, and both sides part with peace of mind.

Six items

  1. Payment sits in escrow or the first instalment is in your account.
  2. Domain lock removed, transfer code sent or change of registrant started.
  3. Full backup on the buyer’s server, DNS pointing to the new server.
  4. Buyer is owner in Search Console and administrator in GA4.
  5. Email and social account passwords handed over.
  6. Buyer’s written approval received, remaining payment released.

HOW

How do you build a sellable digital asset from the start?

A sellable site starts with the domain in your name, numbers measured from day one and orderly content. Adapte’s Own a Digital Asset campaign sets up all three. Renting or selling later is possible. There is no guarantee of earnings or sale price.

Places and coupon

There are 12 project places and the last day is 1 November 2026. A 10 percent coupon applies; just mention the code when you apply or in the meeting. Details are on the Own a Digital Asset campaign page, and the ownership logic is in owning a digital asset.

Sık Sorulan Sorular

What do you decide before selling?

Whether to sell outright or rent out; see the table further down.

Who do you ask for help?

A lawyer for the contract and your accountant for the tax on the sale. It is the cheapest insurance against a dispute.

How does renting work?

A site that gathers traffic can be rented to a business that needs that traffic as customers. We explain the logic in why traffic sites can be rented.

Why does the order matter?

No code leaves before the money is secured, and no server shuts down before the buyer approves.

What is in the START package?

Sector analysis, domain selection (1 year of hosting included), a 6 main and 12 sub-page site, 108 pieces of content, GA4, Search Console and an Asset Value Card. The price is TRY 36,000 + VAT, upfront and fixed; with 20 percent VAT it is TRY 43,200, so check the current rate on the invoice.

Can I sell my asset?

Yes. The asset is yours and the domain is registered in your name, so renting or selling it later is possible. No guarantee of sale price or earnings is given.

How long does a domain transfer take?

With generic extensions, the registrar must provide the transfer code within 5 calendar days. If registrant details changed recently, a 60-day transfer lock may apply. For .tr extensions, TRABİS rules apply.

How do I secure the payment?

Hold the payment with an escrow service or split it into stages such as a deposit and a balance at handover. Do not send the transfer code before the money is secured.
